Thank you all for attending last night's dinner and a movie. The more we educate ourselves on what other's have created, the clearer we'll be on our vision of community.

I wanted to post the sites that Cliff spoke of last night. We can all take a look at these on our own time. Next month at our July meeting we can discuss the pros and cons. Also don't forget to bring your pictures and list of wants/needs of living in community.

Golf courses are going out of business. El Caro at 2222 W. Northern is out of business and the owners don't know what to do. The condo owners in the middle are suing because they don't want more condos in their view. They would like either a golf course or a park or gardens.
The old Thunderbird course at Dobbins and around 12th street (it has changed names recently) is closing due to no business and that the well has too much sodium and they have had problems with growing the grass.Additionally some shopping centers are having a tough time. Westcor is pulling out of Metrocenter despite a big investment in remodeling last year. There is a parcel on the SW part of the outer ring backing up on the AZ canal that is owned by a private person. That would be a beautiful reuse of land if mixed use was moved in. The Metro station, library, restaurants and hotels, cinema, etc would make a most attractive neighborhood. The ultimate plan is to make a light rail station there.
The parcel I was telling you about is: APN 156-07-021 owned by Bushman trust. 6540 N. 23rd Ave. 101,240 sq ft = 2.32 ac. assessor cash value $341K

Another I saw was a bank owned property APN 155-37-164 owned by AZ bank & trust. 720 W. Coolidge 2 ac. It was called city crest condos so the zoning is good. Very close to the light rail just south of Camelback.

Check out 28th Street and Indian School (northwest corner).

  2. I like the idea of repurposing a golf course. It would take a partnership with a developer to take a great amount of the property as it would be too big for our needs. The one on Northern would be more challenging than on Dobbins, but a better location.

    4114-4150 N 28th St (4 vacant lots owned by Jerry Coangelo's company). He paid $3.175M for 3.5 acres. That kind of price can only be justified by a high density development, probably apartments, maybe even luxury level. This is a common story with vacant infill parcels.

    Similar story for 3 vacant lots at Montecito & 7th Ave: (Californians) paid $4.4M for 3.71 acres. The community resources and neighborhood activism is higher there than 28th st.

    720 W Coolidge is platted for 27 units already. This just adds a little more work to erase this and start over. The lender took it back at foreclosure for $910,176 January 2009. A better price for 2.36 acres than the previous properties.

    6540 N. 23rd Ave was purchased in an interesting string of back and forth with ultimately a 3-way ownership (Californians) in July 2007. The last known purchase price in July 2006 was $1.185M for 2.32 acres.

    There is no sales info for the MetroCenter parcel except being purchased in 1992 by a couple in Paradise Valley. I think this parcel is probably the least appropriate for this type of use even with all the amenities close by. It is far better served as part of the retail/shopping complex than residential and/or multi-use. Something surrounding MetroCenter might be better suited if available.

    Two additional thoughts. These prices were paid for speculation at the height of the boom and the owners are probably willing to land bank for a return of the market or the next land buyer to pay a little more. Additionally, I think the prices that they paid is probably higher than we are looking to spend. Consider that if there are even 15 households, to keep the cost of land to less than $250/mo (building costs would be additional), we wouldn't pay more than $625,000; that's not much for 2+ acres of infill in desireable areas.
